Re: 12 month lease agreement

I have a 12 month lease agreement with a section 8 tenant. I had mentioned that I was thinking of selling and 1 wk later she said she found another place to move. I never gave her a 30 day notice then said I could not afford to lose her and said I changed my mind and wont sell. I spoke with HUD and they are still letting her move. I feel my rights are being violated. I have never signed anything and have no notice from the tenant. If she moves out and abandons the property will HUD be responsible for the remainder of the Lease? Also if I loose my tenant because HUD said they could move despite my lease I may loose my home. What are my rights?

Unless HUD signed the one year lease they have no obligation to you. Your tenant is liable if she broke the lease. You should doe everything you can reasonably do to rerent the premises, then sue the tenant in small claims court for the unpaid rent and expenses to rerent. You will get a judgment that will be good for 10 years and can be renewed for another 10 years.
