Legal Question in Real Estate Law in Arizona

A friend has left his toybox on our property for two years now. We sent a letter to his last known address asking him to pay us the agreed upon backrent and to come get his toybox; the letter was returned. What is the next step to have the toybox listed as abandoned property so we can claim ownership?

First of all, what kind of "toybox" is this? Is it a building that is permanently attached to the property? Is it a piece of furniture that can be lifted and moved elsewhere? If the former, it would be consider the property of whomever owns the real property. If the latter, you could pay to have it moved off the property and stored then send the bill. If you can't find the person with mail to the last known address, you could put something in the legal ads in the paper. Otherwise, feel free to haul it to the curb and let the garbagepeople take it away.
