Legal Question in Credit and Debt Law in California

Lease Contract

I broke my lease early and negotiatyed with the property manager one month rent in damages. Although our agreement was not in writing, I did write ''Final Payment -- Lease payment in Full'' on the last check issued and was cashed. I now received a call from a collection agency requesting the balance of the lease. Also, there is no answer when I tried to call the property management company. Do I owe the remaining 2 month's rent? Can I prevent this from making its way to my credit report?

Re: Lease Contract

You might want to sue in small claims and claim an accord and satisfaction.
