Legal Question in Insurance Law in California

18 year old own car but lives at home

My son will be turning 18 in november. I want to sign over the car he drives over to him at that time, and have him get his own insurance. He will be living in our home. He will not be attending college. My wife and I would like to know are we still liable in any way, given he will still be under our roof? Thank you

If he is no longer a minor, is the sole owner of the car, and has insurance in his name, he will be liable for all accidents, not you, assuming they don't happen on your real property.
