i hired this guys to do my real estate loan modification. it's been almost 3 months, and I haven't heard from him. he keeps saying he filed the request to the bank, but when i called the bank, they said they have not received it. how could i terminate the contract? cause I'm planning to do the modification myself, I want to make sure if I succeeded, he won't swoop in and demand his fee. thank you!

Take a look at your contract, if there was one in writing. Often there will be a termination clause with instructions on how to terminate the agreement.

Commonly, it is acceptable to terminate the agreement by signed written notice. Draft a letter to the individual you hired stating your intention to terminate the agreement. Refer to any written agreement you had by name/date. Send the letter via ceritified US mail to confirm receipt. This will usually legally terminate your agreement, and create a record of your termination, should you ever need it (again, take a look at your written contract).
