ability of unlicensed manager to sue

I have a property manager who I have discovered does not have a real estate broker's license although I believe one is required. My most immediate concern is whether the manager can sue to evict residential tenants, as it is currently doing, without a license? The leases were signed by the manager on my behalf.

The manager does not sue. Only the owner can sue for unlawful detainer. The manager can appear as a witness whether licensed or not.
