Lanlord's Property Damages Tenant's Parked Vehicle

The apartment's sign post fell onto my parked vehicle. I took

pictures, notified the management, and notified my insurance co.

The management told me to get damage estimates. It appeared

they would settle this without involving their insurance. Over

eleven months, 4 different managers were replaced, each time

forcing me to reeducate them on the whole incident.7 months into

all this, I receive a voicemail message telling me that the check

was on it's way. A month later I am told that they decided against

writing me a check and that they are contacting their insurance

finally. I have yet to be contacted by their insurance carrier and

they refuse to give me any contact info for their insurance carrier.

For all I know they are waiting for the statute of limitations to run its

course. I am ready to take this to court but I don't know who to write

down as the Defendant on the small claims form that I have. The

apt. is owned by a large management company and the office

managers are giving me voicemail numbers that don't pick up and

only the first names of their bosses. Would it be acceptable to just

write the property manager's name and number and let him

represent the property?

Find the name of the true owner from a title company in your area. Many times a real estate agent will also have access to those records.

Then sue that entity and serve the manager.
