Legal Question in Landlord & Tenant Law in California

I have lived in this park for over 2 years caring for my 92 year old mother, the manager of this mobile home park said if i were on the title with my mother the rent would remain the same $480. plus elec and gas. water and trash would be paid by the park. by some fluke, my sister convinced my mom to move in with her in valley center, got power of attorney and the whole ball of wax. now the management is saying since a new "lease

is being put in place the rent would be increased to $650 plus gas/elec and water/trash increasing my payment $340 per month!! that is going to make it considerably harder to come up with every month. can they do this to me??

The original lease was with your mother with your just staying there as her guest. Now that she no longer lives there but you are the tenant, there would be a new lease with you and absent any rent control regulations new terms can be imposed.
