Making my live-in boyfriend leave.

I own a townhouse. My live-in boyfriend has no rights to the house. I have told him to move out three times, one of those is in writing. He will not leave. What are my options?

It depends on a few facts which you haven't included. For example, did you have an oral agreement under which he paid for rent and/or expenses related to the home. If so, he's a tenant and you follow the same eviction procedure as you would for anyone else.

Find out if there are any local rent control laws in your area. Serve him with a notice in accordance with those laws. File a complaint if he's not out by the date specified in the notice and prepare for trial if he files an answer. This is a very technically precise area of law, which tends to favor tenants, so the counsel of a good local attorney will save you lots of time, frustration and money. You should find one as soon as possible to help you through the process.

Your boyfriend is simply a ''lodger.'' Serve him a 30 day notice to quit and if he doesn't leave by the end of 30 days, call the police and have him thrown out for trepassing. Good luck.
