Legal Question in Landlord & Tenant Law in California

My move out date of my apartment in LA is 7/31. Do I have until 11:59 pm 7/31 to be out? My Landlord sends a letter stating that I have to move out & give keys back at noon 7/31. I think Landlord try to cheat me.

Most real estate transactions, whether leases or sales, presume a noon-to-noon day. So July 31 would actually be noon July 30 to 11:59 July 31. This is because no one wants to be exchanging keys or examining newly acquired possession of real estate at midnight. That said, if you're out by, say 5pm, what's the landlord going to do? Drag your stuff to the curb? Lock you out? Both would be highly illegal. Sue you for "holding over" for five hours? If your rent is $3,000/mo, he would be suing you for $20.83.
