Proof of auto insurance in order to re-qualify for apartment?

My friend recently told me that while he was re-newing his lease, the leasing agent told him he had to show proof of auto insurance and financially re-qualify for the same apartment he was living in. if he could not show proof of either, he would have had to leave. Is this legal?

Well, technically since your friend's lease is up, the landlord could give him notice that he is terminating his tenancy (right to continue to occupy the property) without any reason whatsoever, and there is no question that he is fully within his rights to do so. As such, your friend really has no right of continued occupancy, nor any expection of continued occupancy under the original terms of the lease. While what the landlord is doing is strange and unusual, I would have to say it is almost certainly permissible. I assume he is offering a new lease if your friend provides this information.

Is it possible that your friend is confusing renter's insurance? Many residential landlords require proof of renter's insurance at lease renewal.
