Legal Question in Landlord & Tenant Law in California

I'm a renter and I've had the usage of a garage door (automatic) for the past 4 years. One day when I press the remote to open the door it open but one of the brackets on the garage door came loose and one side of the door is danglilng. I went and asked my landlord if she can fix it. She told me that she will not fix and that we are responsible she also said she spoke with her lawyer on this matter. Is this right? Are we responsible?

Probably not. if part of the rental property becomes defective through normal wear and tear then it is the landlord's responsibility to repair it;it the tenant damages something, then it is their obligation to repair it or the landlord can repair it and charge the tenant. If the item is not part of what is being rented and the landlord says you can use it but I will not repair it, then the landlord does not have to repair it. I assume that with the rental of the unit came the garage space so the landlord has to keep the rental in the same general condition as when you moved in and needs to repair the garage door.
