Serving 3-Day Pay or Quit notice
What is the best way of serving 3-Day Pay or Quit Notice to our tenants, given that we are far from the rental unit.
We are concerned that if we ask someone we know to serve, they might not open the door. Is there a sure way of serving, were they cannot dispute that it was received by them also given that we would like to do it as fast as possible.

You can serve the notice. If they are not home, you can tape the notice on their door and mail them a copy. We can help you with the eviction. 714 363 0220.

The notice does not need to be handed to them. It must be done correctly, however, and there is specific terminology that must be used. The 3-day notice, if they do not answer the door, can be taped to the front door and mailed.
You must be prepared to file the unlawful detainer (eviction) action immediately if they do not pay in 3 days.
