Legal Question in Landlord & Tenant Law in California

i am a tenant that needs to answer a unlawful detainer complaint, under the new protecting tenants from foreclosure act signed by president Barak Obama on May 20, 2009 I am entitled to live out my lease that has a term of 2 years. the property that i am living in was sold at trustee sale and the new owner is a bank. My question is do i use this protecting tenants act as a affirmative defense against the unlawful detainer action. the bank is trying to get possesion of the property and put me on the street

Don't waste your time on Internet bulletin boards. Go see a tenant lawyer immediately--the local bar association should be able to give you a referral. Unlawful detainers require a very quick response and you could lose important rights--and your home--if you delay by trying to do this yourself. (Ordinarily a good self-help book might be useful, but it is unlikely to have the most recent legislation you're referring to.)
