Legal Question in Landlord & Tenant Law in California

I have a tenant who's lease expires after 1 year. I want him out of my house but on the agreement, there is 1 clause that states "tenant has option to renew the lease"

HOWEVER, there are NO other terms on this "renewal clause" and he refuses to renegotiate my increased rent if he wants to renew. He said renew covers all SAME terms and conditions. please help!

I don't understand why in this economy you would want a vacancy. When most landlords are lowering rent, you want to increase it?

If the renewal clause said the renewal was on the same terms and conditions, then your tenant would pay the same rent. Absent this language, it gives him the right to renew on the new terms and conditions - which would include the higher rent.
