Legal Question in Landlord & Tenant Law in California

I'm a tennet renting a property that is about to be foreclosed on by the bank. The owner has not paid his mortgage in seven months. He had a real estate broker pursue the HaFa government quick sell program. With new owner, I would have remained a tennet and signed a new lease. When all paper work was complete, and bank was ready to proceed with sell. Owner backed out of sell. Real estate broker advised me not to pay rent, to make owner except sell. Please advise me on what to do, my rights as a tennet. I feel very uncomfortable with not paying rent as broker advises. I'm concerned with not havung a place to live. I'm to old for this, please advise me.

Ask the broker to put the advice he or she gave you in writing.

I disagree with the ridiculous advice provided by Mr. Tashjian. The broker owes you no duty and is not your broker and cannot be relied on for any advice, even if it was given in writing. You owe the owner of the property rent, until the foreclosure sale is complete. When that happens, you owe the new owner rent.
