What is a landlord's recourse when a new tenant's personal check for security deposit and rent bounces, and the tenant has begun occupying the property?

Commence eviction after serving a 3-day notice to pay rent or quit,(assuming the rent remains unpaid) as you would any time a tenant has not paid the rental monies. If the tenancy is month to month, and if you have determined that you no longer wish to rent to this tenant due to the bad check, serve BOTH a 3-day to pay rent or quit and a 30-day notice to quit at the same time. If he pays the monies in the 3-day notice, you can go ahead and file an unlawful detainer after 30 days has elapsed and he has not moved. Next time, always make sure that a check is good before you give the keys to a tenant and allow them to move in.
