Skipping Out On A Lease

Signed a year lease on a home with a "friend" with the agreement we would both stick out the lease. Six months later the "friend" moves out without warning. I want to take this "friend" to small claims for the remaining six months rent on the house as I am a single parent with two children and can not make the rent comfortably on my own.

From the facts given, looks like you should win. Have all your proof ready to show in court; a written lease with 'friend's' signature should help a lot. Get small-claims advice from a self-help book and/or the county small-claims advisor. Be prepared for the technicalities of filing and service and for problems collecting your judgment.
