Legal Question in Real Estate Law in California

I have "sold" my house in pleasanton,ca and I am being charged a $245 demand fee by my management company (Helsing Group) and another $300 demand fee by the bookkeeping company that they use and that I actually pay monthly fees to (Condominium Financial Management). Is this legal?

There is also a $150 documents fee which is "optional" if you download the documents, which I did. Now the title company is saying there are documents missing. I downloaded everything that was available.

Probably one of the fees is permissible under your contracts as an owner, and possibly both, but I suspect at least a possibility of double-dipping and I suggest you contact each directly to ask whether there is an accidental "duplication of effort" here and what the contractual or tariff basis of the charges is.
