Legal Question in Real Estate Law in California

title transfer

I tried to get title insurance on a home that was deeded to me.

They did a prelim and said that it was not a valid transfer

because the Corporation that deeded it was Suspended.

How can I get this cleared quickly so title is in my name. I have

put alot of money into the property.

You need to go to the corporation who deeded it to you, and demand that they resolve the issue with the title company. If they are suspended, then they may no longer be in business, or no longer in a financial position to resolve this. If you cannot get them to resolve it, you will probably have to file an action in Superior Court to "Quiet Title" to the property. This is an expensive and not-quick process, so I would strongly suggest that you contact an attorney before doing anything further. An attorney can assist you in getting this resolved with the corporation if that is even a viable option. Good luck.
