Legal Question in Real Estate Law in California

Trespassing?

I renting a duplex and share the same landlord with my next-door neighbors (a couple). I have a big bare front lawn which my landlord has been promising to landscape since I move din about four years ago.

Every day, my neighbors (and their visitors) back up their cars onto my front lawn so that they can get out of their driveway head-first. They have been doing this since the first day they moved in.

I asked my landlord if he told them it is ok to do that and he said he didn't. He also refused to ask them to stop.

Are my neighbors trespassing? Do I have a legal right to make them stop driving onto my front lawn, even though I'm only renting and don't own the property?

Re: Trespassing?

As the renter you have exclusive rights to the property and they are committing a trespass against you and you have the right to enforce it.
