Legal Question in Real Estate Law in California

I am a trustee for my Aunt’s trust. A loan was made in 2011 for $150,000 to buy two properties and notes were created.

Loan and interest payments were never paid on the loan. My research shows the loans and deeds were never registered even though proper loan docs and deeds were created and I have copies. Then I discovered at the title company one property in northern California was sold and another gifted to their daughter! What crimes are they guilty of—-and how should I proceed? Not sure they ever intended to pay it.

I have mailed them a letter asking for payment and personally placed a letter on his office desk at his house.

Your use of "his" "their" "daughter," "they," "a loan was made" (by whom to whom?) and general lack of actual specific information makes this completely impossible to understand, much less advise about. The only thing I can conclusively say is nothing you say in your "question" even remotely resembles a crime on the limited vague "facts" you provide.
