my wife and I are both over 65. we have to houses. we are selliing out primary residenced to our son. with prop 13 can the taxes be the same since it is in the family. The home is in Madera county, ca.

You should be able to avoid a reassessment. Check with the Madera County Clerk/Recorder's office for details of how to claim the exemption.
