Legal Question in Real Estate Law in California

My wife's deceased dad had a small parcel of land in Inyo County, CA in his name, valued at about $8000.00, and we wish to deed it over to my wife. As his oldest child, she is his next of kin. We have the original title deed, his death certificate and my wife's birth certificate. What do we need to do to get the property deeded over to my wife? Thank you...

All children are equal as heirs, it is not the oldest who is the only next of kin. You need to set up a small estate probate under Probate Code 13100 etc.
