Legal Question in Wills and Trusts in California

If someone died 4 years ago can a house still be in there name/trust or will the title change to the new beneficiary in the trust? The electricity is still in the deceased name. The property taxes are not paid either. What happens if no one opens the trust? Who can you contact about the trust if you only know the deceased?

the beneficiary has to file a new deed to change title. check to see if they have done that. If not, contact a probate attorney near you and have her look into it.

The named trustee is the person responsible for the administration of the trust and also the person who has legal authority to transfer title of the property.
