Legal Question in Wills and Trusts in California

A fiduciary has been assigned to watch over my nieghbors house until a judge decides who of the three siblings gets it and I know there has been no judgement made yet but the fiduciary has a realtor and a for sale in front of the home and is addvertising an open house. Can the fiduciary show or sell the home before the judgement?

It depends on what powers were granted to the fiduciary in the order appointing them.
