Legal Question in Wills and Trusts in California

Is it valid in CA for a testator to will her home to her daughter in fee simple upon the testator's death, but with a condition subsequent that attempts to vest equal interests in the home by daughter, granddaughter and son if and only if the house, which is currently under water, gains equity?
