Legal Question in Wills and Trusts in Canada

How does my widowed mother pass along a family cottage to her 4 children? Two have no children of their own, two have children of their own. The objectives are for the cottage to remain in the family while allowing for family reunions to take place there and still operate and maintain it to everyone's satisfaction.
