house foreclosure

How can I delay foreclosure on my home? I received a letter yesterday with no advance warning to pay my back payments by July 20th. I am withdrawing my pension but I won't have it in time.

You state that you received a letter. I am not sure if that is a formal foreclosure notice because in a Colorado foreclosure, if you have a deed held by the public trustee, you receive notices from the public trustee and from the lender's attorney with the motion under Rule 120. It is more than just a letter.

Foreclosure is an expensive process for reputable lenders and something they prefer to avoid. You may consider contacting the lender immediately on this issue. If the lender is one of those foreclosure prevention companies, I would contact an attorney immediately and see about your rights.
