Aparment Lease

We are moving into an new apartment and the community manager is asking us to sign a document which states that ''there should be only 4 legal residents and if they find any guests living for 2 days or more, they will provide us with an eviction order to vacate the apartment'' and also states that ''they will have every right to check the apartment every week without prior notification by any means''. Does this really happen and is this viable? And if we get evicted do we get back our deposit money?

It's legal, and I would say it happens pretty often. Your lease probably says you don't get your deposit back if you are evicted and, even if your lease doesn't say, your deposit will probably get applied to the landlord's lost rent for evicting you.

It is perfectly legal. If it is not already in your lease, of course, you need not sign it -- but your lease may not be renewed. You can't rent a 2 bedroom apartment and then have 15 people living there.
