What happens to your lease agreement when your landlord dies?

After leasing a home for 3 years, my friend's landlord died unexpectedly without any assignors to the house. The mortgage company will not communicate any information and my friend (the tenant) is living from day to day in fear he may be evicted. His original agreement was that he would have the option to buy the house and has made extensive renovations to the house as it was to be his permanent home. So, what happens now? I have been told by mortgage brokers that the state will insist on the landlord's kids assume the house because there MUST be an owner before foreclosure can take place. I cannot get ANY responses to this situation. Nobody wants to deal with this. Any advice would be greatly appreciated.

If there is an open estate, he needs to make a claim against the estate. If there is a written option to purchase or a special equity in the property a claim should be made.
