Legal Question in Landlord & Tenant Law in Florida

I am renting a house and am on the lease by myself. I allowed a woman to move in as a platonic roommate. She is married and her husband is away at school. She pays me half the rent every two weeks. On the 23rd of July, I am due $425. That $425 is applied to the August rent due of $850. The rest of the August rent is due on August 6th, two weeks later. The problem is that she has guests staying all the time, she steals my food and she has a 9 year old daughter that she has left alone in the house without asking me if I would watch her. I am a 52 year old male and am uncomfortable with that situation. I am ready to kick her out. I have a feeling that she isn't going to pay the rent due on the 23rd of July. I understand that if she doesn't pay the rent, I can give her a three day pay or quit notice. Because of the agreement to pay rent half at a time, when should I present this notice? After the 23rd of July if she doesn't pay that half? Also, since I am renting myself, am I acting as the landlord and have to comply with the Florida Landlord/Tenant law?

I suggest you ask her to leave and give her sufficient time to move. You can file an eviction notice whenever. You verbal agreement was for her to rent - not feed her and her guest. It is up to you. If you feel that she is taking advantage - charge her for the groceries as well.
