Legal Question in Real Estate Law in Florida

Closing on home!

Hello,

I closed on a home on 08-21-2002,seller and buyer(me)signed all forms required. The lender wasn't sure the amount of the cashiers check that I needed to bring to closing, so we closed(fully). I was told to bring a cashiers check for $2808.25 the following morning, and I would recieve the keys.I got the check and was heading to the title company, when I recieved a call, the lender had changed the figures over night and I was expected to bring another $1500.00.

What would you recommend I do? Thank you!!

Re: Closing on home!

They were to provide you with a statement breaking down the closing costs and balance due. Did you get it? Have you or an attorney reviewed it?

I would suggest that you carefully review the HUD-1 Settlement Statement and compare it to the God Faith Estimate given to you by the lender. See what figures changed and inquire as to the reason(s) why?

If you are not satisfied with the answers, your best recourse is to retain an attorney to review these instruments with you. An experienced real estate attorney will know what the usual and customary charges for a closing should be. If there are any irregularities, the attorney will be able to negotiate changes for you. We do this almost every day for our clients in order to minimize their closing costs.
