Condo maintence neglect

I own a condo and pay my normal maintenance fees monthly.I have emailed and called the maintenance company for the past 90 days in reference to a sprinkler that soaks my front door thus damaging the door and the frame.Its to a point that the entire door and frame is rotted out and various wildlife enters daily.Every single time the sprinkler systems goes on the entire house floods and now my oak floor has water damage.

Also Any one can just kick the door in to gain entry.All my requests have been ignored and no one has made contact.What is the correct thing to do, can I hire someone and deduct from my maintenance payments.Will that trigger my maintenance co. to place a lean on my home due to non payment?
