Is my contract void now?

I was in the process of buying a house when i went on MyDelrayBeach.org and searched for what permits had been issued to the house i was planning on buying. In the contract the seller says he had no knowledge of any work done to the house that didnt meet florida codes and/or did not have any permits to conduct those jobs. Long story short, he said they added a lot of new things to the house, roof being the biggest, but according to the city of delray beach that house hasnt had any permits issued to it since 2001 when the air conditioning was replaced. Does that make the contract void because he lied?

Yes. If work was done that required permits and he didn"t have them, the house may not meet code and you may have a great expense involved to meet it, should you ever have to sell.
