Getting someone off the deed to property

Two years ago I saved my grandmothers property from forclosure because my mother and aunt did not pay the mortgage/taxes for over 2 years. Once I payed off the delinquent amount to the mortgage and the back taxes my mother signed over her half of the property. How do I go about getting half the back taxes and half of the remainder of the mortgage that I paid for the property or her half of the property even though myself and several other people have been unable to track her down for the last 2 years.

Retain counsel to start a suit. There are various methods of service of process to use.
