Legal Question in Real Estate Law in Florida

I hold a property quit claim deed signed over to me & notarized several years ago. However it is not recorded. Would this be a legal document if the person that signed it over to me died? I live in Florida, but the property in question is a commercial building in New Jersey.

If validly executed it is. However it is not valid notice to subsequent good faith parties.
