life estate
Harold owns a property & the his brother Fernando has a life estate with that property..what is the legal way for them to have the deed changed so that whoever dies first the surviving brother will then own the property & be able to sell it, or have it sold after his death?

Simple. Harold must convey the property by deed to Harold and Fernando as joint tenants with right of surviviorship, and have the deed recorded.
