Legal Question in Real Estate Law in Florida

mobile home driveway ownership

Who is resposible for the replacement of the driveway on a leased mobile home lot. We do not own the land we lease. The prospectus says we have to keep the driveway clean and maintained, it does not mention or refer to replacement cost.

Some of the driveways in the development are getting bad (over twenty years old) some are in good shape. Can the owner make us pay to replace the driveways.

The prospectus does have this line in it.. Lessee agrees to reimburse Lessor upon demand for expenses incurred in bringing Lessee's lot and home to a satisfactory condition.

Thank you for your help.

Re: mobile home driveway ownership

Since this appears to be a structural repair to the lot I doubt a court would make you pay for it.

The lease is certainly ambiguous.
