Mother Left Only Child House at her Death

My cousin passed away with cancer when she was 23. At her death she had a 3 yr old. She had the house put into her daughters name and the fathers name. The father is now dying (and remarried) and my cousin is wandering if she has rights to the house. Can her step mom take over the house or by law does it belong to her. This is something she wants to face now instead of dealing with her step mom later. Her father does have a son by the step mom. Does she have a claim in the house?
