Legal Question in Real Estate Law in Florida

my question is my wife passed away in 2009, the PR have waive there right to condo, but the estate is wanting a letter from Mortgage Company to release the estate of Liability. I tried to Assume the Loan the Loan is not Assumable, I have been approved for Loan but the Condo is not on FHA Approved List and the Condo appraised for Less that I owe, so that means a lot of out -pocket expenses

I am not having any problems making Mortgage payments, the Mortgage has changed billing statement in my name but say's Loan is Assumable and It was in my Wife's name, the Mortage Co has no issue with me to Continue with payments

Can the PR attorney's force me the sell of the Condo?
