Quit Claim of homestead
My ex-wife and I were divorced over 1 year ago and during the divorce I agreed that she should have the house. If I quit claim the home to her and she refinances, does that get me off the hook for any liability related to the house?

Yes. Until the refinance you are still liable on the note.
