Legal Question in Real Estate Law in Florida

Last year i entered into a shortsale on what seemed to be a great deal. I told my agent i wanted to make an offer for the full asking price. He brings me outside and mentions that the seller wants to sell all of her furnature as well, and will only sell the house if she can sell the furnature on the side for 5,000. I said hell no, and the agent said that the seller was willing to lower asking price by 5,000 if i accepted. I told the agent i would consider it, and the seller signed the contract (nowhere in the contract was this shady side deal mentioned). Well, the seller has a garage sale, and sells the furnature, as well as the appliances that were in the contract.

I was happy cause now the asking price was 5 grand lower, and i didnt have to pay for used furnature.

Well anyway, my agent calls me and tells me that the seller wants 1,500 cash to sign the closing papers, on the side; and for me to pay her closing costs.

Is this extortion/mortgage fraud?
