In Florida, a deed distributing real property from the personal representative to the beneficiary may not be not required, because title to real property vests in the beneficiary as of the death of the decedent. It has become a common practice for the personal representative to record a �certificate of distribution� to provide a public record of the surrender of the property to the beneficiary. However, some attorneys continue to record a personal representative�s deed, which the beneficiary may prefer.
