Father wants kids to sign quit claim deed

Our mother and father were divorced in 1988, she died that

same year. Final judgement states property would be equally divided between petitioner and respondent. Father now wants to sell house and have his 3 children sign quit claim deeds? What rights do the survivors have??

If your mother died with no will her estate passed per rules of intestacy. Her surviving children share equally her estate.
