Legal Question in Landlord & Tenant Law in Georgia

I moved into an apartment 3.5 months ago... I have been experiencing repeating flooding/water issues for almost two months now. Last night, I woke up to a popping noise which turned out to be a small electrical fire from water (same situation for the past two months) dripping from the ceiling onto the hot water heater. The wires connecting to the thermostat on the hot water heater were burning and throwing out sparks. This was at 2am. The ongoing water situation has now turned into a fire hazard. I have pictures, video and documentation of this entire situation. Am I able to take them to small claims court over this and get my money back and have my lease broken? What should I do? Thank You!!!

You can hire a lawyer - and expect to pay money you will not likely get back. However, you would get a better response here if you had not left out half of the story. For example, what has the landlord done or said all the times you brought it to their attention? You are asking whether you can file a lawsuit or get out of the lease without bothering to tell us that you have notified the landlord of the issues. We also don't know what "repeating water/flooding issues" mean other than the one example. What happened when you contracted the landlord about the latest incident (before you took the time to post here)? You may have some remedy, but it won't be based on half the story.
