how to change the owners of a mortgage

Background: my daughter purchased a new home with her boyfriend. They lived together in the home for just under 1 year. They have now split up with no reconcilliation in sight. Her boyfriend has moved out and taken his belongings. While they lived together they both shared the costs and responsiblility for the up keep of the home. Since both names are on the deed - what is my daughters next course of action. She wants to keep the house. Does she owe anything of monetary value to her ex-boyfriend? - I believe that the both put in money towards the down-payment. Does she owe this to him? - How about the monies I provided in the form of a gift so they could purchase the home? If she can't afford the home and has to sell - does she have to split the proceeds 50/50? Thank you for your time.

In order to receive pull ownership of the property, the boyfriend would have to sign a quit claim deed. And whether he is willing to do that is up to him.
