eviction letters

I am renting a condominium and the tenant is over 15 days late paying the first month rent. How should I deal with this? Should I send an eviction letter?

If you have a lease, the terms of that controls. If you don't, just go and file the dispossession action. However, I have read Mr. Wood's previous answer and have a good deal of respect for his opinion. I have sent him my reply to this message and have invited his response.

Send him a "strict compliance" letter demanding strict compliance now and in the future with all terms of the lease. Demand that he pay all sums presently due within 5 days to you (by cash or cashier's check) at a specified address and location.

If you do not receive the money (and assuming that he does not have a purchase and sale agreement to buy the condo), go the your local county magistrate court office and start an action for dispossession.
