Legal Question in Real Estate Law in Georgia

I have not made a payment on my house for two years yet the mortgage company (EMC) refuses t foreclose on the property. Now I have to pay property taxes or it will be sold at a tax sale. What can I do?

You cannot force a lender to foreeclose (and you remain liable for the taxes). You probably need to meet with a bankruptcy attorney as the lender may be planning to simply sue you instead of foreclosing. (That is a possible remedy for you but you have not posted enough to know).
