transfer name on home deed
Can my mother transfer her home to me without penalty to either of us? She does not want to lose her home if she gets sick or has to go into a nursing home. Thank you.

Your question is more appropriately under another topic, as it is not a real property issue. It is easy to transfer title. However, the penalties of doing this for the purpose you propose can be severe, including the loss of future government benefits. See an elder care lawyer to work on a complete plan going forward and do not attempt to transfer anything until she gets qualified advice.
